Kyle Tran

CRE Analyst · ARGUS, Python & Agentic AI

Real estate finance and the tooling around it. USC B.S. Real Estate Development, August 2026. Most recently built AI and automation systems for an industrial REIT (summer 2026). Available now for full-time CRE analyst roles.

The through-line in everything here: CRE runs on documents and spreadsheets that nobody can audit. A memo drifts from its model the moment either changes. An offering memorandum buries ten numbers in forty pages of photography. A rent roll becomes a screenshot. I build systems that make those artifacts traceable — every figure tied back to the cell, page, or source it came from, and an explicit failure state when the source cannot be read.

Selected work

om-extract Pulls structured rent rolls out of CRE offering memorandums. Runs fully local — no API keys, no uploads. Reports its own confidence and refuses to guess.
kt-corporate-memo Spreadsheet to committee memo where every figure carries an A1 cell trace. A verifier reopens the workbook and fails the build if a number has drifted.
kt-portfolio-dash Real estate portfolio dashboard. Next.js and Supabase, with row-level security and a database-enforced public demo tenant.
real-estate-tech Power Platform work — an Excel task-pane add-in, Office Scripts, a canonical pro-forma schema, and Power Automate flows for budget approval.
kt-cre-design-system One visual standard across PDF, Word, Excel, PowerPoint, HTML and email, so a rent roll and a quarterly deck read as one firm's work.
kt-claude-plugins Claude plugin marketplace — token-cost optimization and UI design intelligence.

Toolkit

Python · TypeScript · SQL · Next.js · Supabase · Power Platform (Power Apps, Power Automate, Copilot Studio) · Office Scripts · ARGUS Enterprise · Power BI
